We Made A Rap Video
All condos are the same right? I mean they're kind of similar, and really hard to differentiate between one another, especially in a big city like Toronto. So we made a rap video to help remember the address and to sell the features. It truly worked. When I was at concierge dropping off the marketing brochures, I almost forgot which unit it was, until the jingle came into my head. "4978 Yonge Street Unit 2108, direct subway access, man that's so great!"
It took a rap to put us on the map.

Selling a Difficult Townhouse in a Challenging Location
It was a challenging sale, walk-up townhouse with maintenance fees, facing a big street with a streetcar and police station. Whereas most people would have taken the lazy way out, listed it at an unrealistic and misleading price, only to have hundreds of unqualified people trample through the home, we did it the traditional way.
We gave it the attention it needed. We gave it the proper exposure. We did things the right way. We relied on old school marketing and negotiations.
This is how we did it.

Selling my newly tenanted King West condo
This was my own property. I hate selling my own properties as it's short term gain, in order to sacrifice long term growth. Inevitably, at some point you have to find an exit though.
The sale of this condo was a complicated story. After the whole heart-felt situation of my previous tenant leaving, I put it up for lease and got 3 offers on it. I accepted one of them, but thought, hey maybe someone would want to buy it with a stellar tenant in place paying market rents. I had a few other pre-construction closings coming up next year, and made some good real estate investments this year already, so this would help fund some of those purchases. If no one bites, I'll just keep this unit.
So after it was leased, I listed it for sale. I ended up with 3 offers to purchase it. The end price was pretty nice, but the problem is that the highest bidder needed the unit for themselves.
This is how we did it.

107 Wayne Avenue - Would You Sell ON or OFF Market?
Selling a home is always a unique journey, and for this property, discretion and a tailored strategy made all the difference. This home was marketed exclusively off-market, bypassing the MLS entirely. Why? The seller needed time to clear out the home, and we strategically used this period to build anticipation and raise awareness among qualified, motivated buyers. This approach proved particularly effective in a challenging buyer’s market, where timing and targeting are crucial.
By leveraging our curated network of trusted agents and serious buyers, we ensured the property received the right exposure—without the need for public showings or online visibility. The benefits of this off-market strategy were clear: the seller avoided the stress of endless open houses and public scrutiny, especially for a home that required significant work. Despite market conditions, the property achieved a competitive sale price, thanks to our focused and efficient approach.
For sellers seeking privacy, flexibility, and a personalized strategy, an exclusive listing can deliver outstanding results, even in tough market conditions. If you’re considering selling your home, let’s discuss how we can tailor the process to your needs.

SOLD: DOWNTOWN CONDO SOLD FOR OVER ASKING?
SOLD OVER ASKING! Yes, it's hard to believe. Buyers traditionally had their pick of condos, but as the supply of freehold housing shrinks and the cost skyrockets, naturally condos are getting a lift too. An increasing number of families are choosing to live in downtown condos for the shorter commute times to the office, as well as the appeal of amenities and diversity that a major metropolitan city like Toronto has to offer. Due to the shortage of access to freehold homes, we pinned two potential buyers against each other and created our very own bidding war. The result? An extra 3% in the seller's pocket!
